Upon hearing what Yang Hai said, Yi Anguo rubbed his head and said, "First, let's just save the person who wants to jump. As for the others who are contemplating stopping their mortgage payments, or have already stopped, we can negotiate with them to transfer their properties to us."
"There's nothing to be done about the down payments they've already made, but we can at least keep them from falling into debt. At most, they'll only lose the down payment and a few months of mortgage payments."
"More importantly, their credit won't be affected. The bank won't sell their home at a reduced price, find that it's not enough to cover the remaining loan, and then come after them for the debt or sue them in court."
"If they're not willing, then so be it. We can't manage that much for them."
"Make it clear to those who want to default: if they transfer their house to us, at least they won't owe the bank any more money. If they don't, the bank will forcibly repossess it and auction it off cheaply. In that case, they'll not only lose their down payment and mortgage payments, but they might also end up owing the bank several hundred thousand yuan."
This matter could only be handled in the name of the property management company. As for how those people chose to act, that was their own business. Yi Anguo could only do his best to help those who were willing to accept it; for those who refused, he couldn't help them even if he wanted to.
"Boss, I know you have a soft heart and want to help these people, but you can't help everyone," Yang Hai said, unable to watch any longer as he tried to persuade him. "Coming across them is fate, so helping them is fine. But for those you haven't met, you don't need to go out of your way to assist."
"If you help them like this, when they get back on their feet and housing prices start rising again, they might not appreciate your kindness. Worse, they might even have a change of heart, accuse you of deceiving them, and come back demanding their houses from you."
"Housing prices have already been slashed by more than half. It's cheaper to buy directly from developers than to take over these properties from them."
"I know you have money, but do you have more than the banks?"
"Sometimes, being a good person doesn't guarantee a good outcome. Not everyone understands gratitude."
Yi Anguo thought about it and realized Yang Hai wasn't wrong. In a year, housing prices would rise to exceed the 2007 peak. These people who had lost their down payments and homes would have no recourse with the banks. But if the Anguo Property Company took over their properties, it was very likely that many would feel resentful and demand their houses back.
Human nature is a fragile thing. A young man could help up a fallen elder, only to be extorted or scammed by someone who looked kind and pitiable.
"Let's not worry about it for now," Yi Anguo said after some thought. "However, we should still do our best to prevent incidents like today's from happening in the communities our property company manages. If we come across someone in real difficulty, we should still help if we can."
"As for how to help specifically, let's see what they need first and then decide."
After Yang Hai left, Yi Anguo suddenly received a call from his eldest sister.
His eldest sister would rarely take the initiative to call him. Without a second thought, Yi Anguo answered the phone.
"Hello! Eldest Sister!"
"Anguo! Your brother-in-law and I are thinking of staying in Shenzhen for two years. Is that convenient? Would you have any work you could arrange for your brother-in-law?" his sister asked.
"Eldest Sister! Why did you suddenly decide to come live in Shenzhen with my brother-in-law for two years? What's going on?" Yi Anguo asked in surprise.
"I'm afraid none of our three daughters will be dependable in the future," his sister said. "Let's not even talk about the second one—she found someone from northern Anhui and only told us after she already had a child. The eldest probably won't want to come back, and after the youngest graduates from college, can we really expect her to return to the countryside to farm?"
"So, your brother-in-law and I are thinking of staying in Shenzhen for two years to see if we can have a son."
Yi Anguo couldn't help but laugh. "You're already a grandmother. Why are you still thinking about having another child?"
"You're in your late forties, almost fifty, aren't you? Giving birth at this age is very dangerous. It's a high-risk pregnancy!"
"Then what are we supposed to do? Who will take care of us in our old age and see us off?" his eldest sister asked.
"What does a high-risk pregnancy matter? Plenty of women had children in their forties back in the day. Mom was in her forties when she had you, and she was fine, wasn't she?"
"And you turned out great! You're so successful, more so than most people!"
Yi Anguo found he couldn't argue with that. "Come if you want to," he said instead. "Should I come pick you up?"
"No need. We'll take the sleeper bus straight to Shenzhen, and you can just pick us up from the station. It'll be convenient since you have a car. And we don't need to find another place to stay; we can just live with Huan Huan," his eldest sister said.
It's probably for the best that Eldest Sister and her husband are coming. Then I won't have to worry about my two nieces anymore. Especially Fu Huanhuan. She's already twenty-three, a dangerous age. What am I supposed to do if she suddenly brings a man home!
Just as Yi Anguo hung up, Chen Ting called. She told him that the Huafeng Group was planning to expand its production capacity. They intended to invest in an industrial park in Jian'an City, Xijiang Province, large enough for one hundred thousand people, and she wanted his opinion.
After some thought, Yi Anguo said, "A hundred thousand people might be a bit small, but we can expand later. The industrial park should be built in the city's suburbs. If possible, we could build a factory for about ten thousand people near our village, which would make it convenient for people in our town to find work nearby."
"But a factory for ten thousand people next to our village is about the right size. It shouldn't be any bigger, or recruitment will be difficult. Building it near the city makes it easier to find workers."
Without hesitation, Chen Ting said, "Alright. Do you want to go back for a visit? Make a triumphant return?"
"Me? I just got off the phone with my eldest sister. She and her husband are planning to come live here in Shenzhen for a couple of years," Yi Anguo said with a wry smile.
"Is that so? Well, that's good too! But didn't you say your three sisters and their husbands couldn't get away? How come your eldest sister and her husband are suddenly willing to come to Shenzhen?" Chen Ting asked curiously.
"Well," Yi Anguo said, a bit embarrassed, "my eldest sister and her husband only have three daughters. They want to take advantage of still being young enough to move to Shenzhen and try for a son."
"What? Are you kidding me? Aren't her daughters already in their twenties? Can she still have another child?" Chen Ting asked in surprise.
"Tell me about it! But if they want to have a baby, let them. If they want to come, let them come," Yi Anguo said indifferently.
"Anyway, let's set aside the industrial park for now. The key is ensuring our current production capacity. We absolutely cannot run out of stock. Find some other OEM factories to work with and boost our capacity first."
Chen Ting replied, "My dad is already working on it. He's in talks with several OEMs, so there shouldn't be any problems. We already had a contingency plan in case sales were too good for our capacity to keep up."
"We will prioritize shipments of Huaxing mobile phones, even if it kills us. Our factories are recruiting massively right now."
"With the current financial crisis, many factories don't have enough orders, so it's easier to recruit people and negotiate partnerships. Guaranteeing supply for the domestic market for Huaxing mobile phones won't be a problem at all."
"We guarantee we can increase production to two million units per month by next month, and we can ramp up to our full capacity of three million units per month within three months at most!"
"At that point, we should be able to start shipping to the Southeast Asian markets."
The sales performance, market response, and customer experience of Huaxing mobile phones were critically important to the Huafeng Group. After all, Huafeng Group and Huaxing smartphones had a deeply-bound cooperative relationship. They would prioritize manufacturing Huaxing smartphones, even if it meant giving up cooperation with smaller brands.
